What Are Land Deeds? Passive Income... in Theory

Entropia Universe Land Deeds are advertised as one of the best ways to profit in EU — maybe THE best. And the pitch sounds great: just like in real life, what's better than owning a piece of land and profiting from all the activity happening on it? You're the landowner, so you earn PED every week. Sounds amazing, right? 😎
The only problem is when deeds become overpriced... and unfortunately, EU Land Deed prices have skyrocketed over the last decade! And yes — it was largely a matter of price manipulation by the players themselves. Who else? 😏
Let's take the most sought-after one: the Calypso Land Deed, or CLD.
CLDs were originally sold for 1,000 PED ($100) back in 2011 — MindArk released exactly 60,000 of them, each entitling the holder to 1/60,000th of half of Calypso's gross revenue, paid weekly. But more than a decade later, the price climbed and climbed, partly because too many players will accept any price without doing the maths.
As a matter of fact i recall one of the Ubers playing this game whose name is Rocket... UBER Means he has a powerful avatar capable of killing even the most difficult mobs... Well he said one day that "There should be an IQ test made by users prior to playing EU", and I must admit that even if the guy's behavior was questionable... he wasn't totally wrong 🤔
This game is all about money, and you can't imagine how many players are throwing it away...
I used the term "UBER" earlier... To set the record straight once and for all: an "UBER" cannot simply be someone who knows the game well; you also have to be extremely powerful! Because these days... with that "everyone is nice, everyone is wonderful" mentality, everyone wants a spot in the "Uber clan". Sorry to break it to you: no matter how much you know, you are only an "UBER" if you are capable of killing creatures that even high-level players cannot defeat.
An "Uber" was, is, and always will be someone more powerful than even top-tier players! This has nothing to do with your knowledge of the game; do not confuse the "Guru" with the "Uber". Anyway... back to the Land Deeds subject!
The famous CLD... awarded "Best Scam of the Year"! 😏
After years of price manipulation, and plenty of buyers bending the knee to these inflated prices, CLDs sold at one point for more than 3,000 PED — triple the original price! And since they were converted to the Entropia Exchange, it got even more disconnected from any rational value.
As long as buyers keep accepting the price without questioning it, it never stops.
Let's Do the Maths: The Real Return on Investment
Let's run the numbers on a CLD purchase, because this is where the dream falls apart.
Say someone buys a CLD for 3,090 PED. According to the official CLD ROI tracker thread, the median weekly profit is around 4.5 PED. There are 52 weeks in a year, so that's roughly 234 PED/year (about $23/year). So 3,090 ÷ 234 = 13.2 — that's 13 years to break even on a single CLD!
13 real-life years! And plenty of players in EU genuinely consider that a "great deal". In real life, there are far better opportunities than this — just call your bank. Some people seem to have spent so long in EU that they've forgotten the real returns you can get with real money in the actual world 😅
To make it crystal clear, here's how the main deeds stack up. I've used realistic recent prices and payouts — feel free to check them yourself against the trackers, because the numbers speak louder than any rant:

All figures are approximate and fluctuate with the market — but even in the most optimistic reading, you're looking at more than a decade to recover a single CLD, and a human lifetime's patience for the AUD. In finance, an investment that takes 35 years to return its principal isn't an investment — it's a donation with extra steps.
Who Still Buys Land Deeds Today?
Honestly, after doing the maths above, you have to wonder who still buys these.
In my experience, it comes down to a few profiles:
- Casual players (like me): for us, buying a deed at that price makes no sense at all.
- Players who have money (also like me): no chance we'd invest in these, knowing the price was heavily manipulated by existing deed owners — and knowing, on top of that, that MindArk can't fully be trusted when it comes to withdrawals (more on that in the next part, so continue to read this article before clicking on the link 😏).
- Players who intend to play EU for life, as if no other game existed. They might profit if everything goes right for them in real life — but 13+ years is a long time, and life can change overnight.
- Players who buy a single CLD dreaming of "playing for free" on the weekly payout — which, as we saw, is only 3 to 5 PED (0.30 to 0.50 real cents). This is the saddest miscalculation of all.
On that last point: I've watched these hopeful players since I came back in 2021. They invest $300+ in one CLD, then receive ~4 PED a week. What do you do with 4 PED? That's 40 cents. Assuming you already own a gun, you'll hunt puny mobs for maybe 10 minutes a week — the lowest creatures in the game, whose loot is worthless. No fun, no real entertainment, and don't dream of a global 😕
And here's the health warning I feel I have to give, because it matters more than any joke: Entropia Universe is a gambling MMORPG, and gambling games tend to attract vulnerable people. I've lost count of the forum threads where players openly discussed serious real-life struggles — financial and otherwise. Some of them have passed away over the years, their passing announced on the forum by someone close.
That alone should make anyone think twice before sinking money into a 13-year "investment" inside a video game. If any of this resonates with you personally, please talk to someone you trust — a game is never worth your wellbeing.
The Reselling Cycle That Keeps Prices Inflated
So what happens next for these disappointed buyers?
They head back to the auctions to resell their CLD — but they refuse to sell it for less than they paid, not wanting their one or two weekly payouts to vanish in the resale. So they list it slightly HIGHER, say 3,095 PED. Later, another hopeful buyer picks it up, and the cycle repeats endlessly.
That's how we ended up at 3,095+ PED for a single CLD... and it doesn't stop. You know why?
Because there are veteran players on the forum actively encouraging this! They tell newcomers that even at 3,000+ PED the price is "still good", and that even if the weekly payout is small, they'll be able to resell the deed for even more later. This little circus is great business for those veterans, because they own many CLDs themselves — so every newly convinced buyer makes their own holdings worth more and more. That's exactly why I keep a very long ignore list in this game: 200+ players. When so many people are trying to steer you toward a bad deal, you simply tune them out.
The longer I play, the more I see a game of hunters and preys among the players themselves. Many just want to make money off you — that's all they care about.
I remember one guy, thrilled to have bought a CLD, who started a little hunting log on the forum saying he'd hunt every week on his ~4 PED of payout 😅 He wrote fewer than 5 posts, then vanished. He sold his CLD and quit!
Rule of thumb: don't take investment advice from anonymous veterans on the official Calypso forum — they're not your friends, and there's no real friendship to be found at a casino. If you're looking for genuine gaming friends, look elsewhere. The only friends you could make in a casino are people who like to brag and to burn money.
Fair Prices vs. Delusional Prices
Calypso Land Deeds were a great deal around 10 years ago!
They launched at 1,000 PED, so the players who bought back then now profit nicely — good for them! But for new players, buying at 3,000+ PED is simply a bad deal: you'd be paying 300% of the original price.
Who, doing the maths, would knowingly pay that?
New players — please be smart and think twice before buying deeds. These days, deeds are mostly bought by people who haven't run the numbers and are just happy to "own" one.
So what would a fair price actually be?
- Calypso Land Deed (CLD): around 2,350 PED — and even then, it still takes ~10 years to break even.
- Arkadia Underground Deed (AUD): around 26 PED would be fair; same 10-year horizon.
- Arkadia Moon Deed (AMD): around 5 PED, because it's the weakest deed to own.
Since 2023: CLDs were split by 100 into shares, now called Calypso Land Deed Trust (CLDT). The price that was ~3,000 PED per CLD in 2022 (already a bad deal) climbed to around 34.77 PED/share at its peak — so ×100 = 3,477 PED for the equivalent of one old CLD, and sometimes more! Splitting them into cheaper-looking shares made them easier to sell, which ironically pushed the total price even higher. A textbook case of making something look affordable to inflate its real cost.

AMD, a deed only bought by... people with a gun to the temple maybe ?!? 🤔.
Important 2026 reality check: the CLDT bubble has started to deflate. After nearly a year of steady decline — driven by a real loss of trust in deeds and in the game itself, with older players selling off large quantities in panic — CLDT prices that once sat around 36 PED/share have fallen toward the low-to-mid 20s, with some estimates putting the "real" value even lower.
So the market is finally, slowly, admitting what the maths said all along.
My advice stays the same: unless you can buy a CLDT share for around 23 PED or less, you're overpaying. And frankly? Your life will be simpler if you just let these deeds rot where they are 😏
Shares and the Entropia Exchange: Just Don't
Now let's talk about Shares. Right-click your PED Card and select "Entropia Exchange" to access this market.
This screenshot was taken before the CLD conversion, which is why they don't appear.
Why so cautious? Because even the best-performing share on this list, "Ancient Greece", takes about 15 years to break even! And options like New Treasure Island or Crystal Palace Space Station are even worse. Unless you enjoy watching money evaporate slowly, there are far better uses for your PED.Want the best advice anyone can give you? Think very hard before buying these. And if you already own some and want out, the market is thin — so plan your exit rather than assuming you can sell instantly at your price.
Remember what we covered in the Mayhem part: for about 12 weeks a year, most players return to Calypso for the Mayhem (they'd lose their Codex rewards otherwise). And once a player travels somewhere, they tend to stay a while. That means planets like Arkadia, Next Island or Crystal Palace see less activity — and less activity means smaller deed payouts. The whole system feeds back on itself.
Bottom line: it's simply no longer worth buying deeds or shares in Entropia Universe. And even if the ROI were good, we'd still hit the bigger issue — the trust problem with MindArk — which is exactly what the next part is about: Withdrawal!
The Elephant in the Room: Can MindArk Survive 13 Years?
Here's the argument that matters most, and it's the one deed-sellers never mention: a 13-year ROI only makes sense if the company behind it survives 13 years. So let's look at MindArk's actual, publicly reported financials — because MindArk is a listed Swedish company (MindArk PE AB), and its numbers are out there for anyone to read.
In 2023, MindArk announced it would lay off up to 25 employees — around 40% of its entire staff — explicitly to pivot toward Artificial Intelligence, with most cut positions in graphics and world-building.
By the end of 2025, the CEO described the year as bringing "the most far-reaching changes in the company's history", having "rebuilt the organisation from the ground up" around AI, with a "streamlined cost structure" and a further organisational transformation implemented in early 2026.
Now, I want to be fair here, because I'm a believer in AI myself — I use it, and it's changed my life for the better. Betting on AI isn't inherently wrong. But let's look at what the numbers actually say about the company's scale:
- MindArk's trailing 12-month revenue was about $7.98M as of end-2025 — a small company by any measure.
- Its stock traded around $0.07 in April 2026, for a market cap of roughly $2.36M.
- Entropia activity was reported down about 16% year-on-year in mid-2025, and the CEO repeatedly cited "lower activity in Entropia Universe" through 2025.
To be balanced: MindArk isn't on the brink of collapse. They've reported no external loans, a Steam launch in July 2025 to attract new players, and a revenue rebound in Q2 2025. The company is small but still standing. The point isn't "MindArk is dying tomorrow" — it's that when you buy a deed with a 13-to-35-year payback, you're making a multi-decade bet on a micro-cap company whose flagship game's activity is declining and which just replaced 40% of its human workforce with AI. That's a lot of faith to ask of a virtual property.
In real-life investing, you'd never lock money into something for 35 years without scrutinising the issuer's solvency.
A deed is no different — except the "issuer" is a $2M-market-cap studio, and there's no regulator, no deposit insurance, and no guarantee the servers will still be running when your break-even year finally arrives.
That, more than any price manipulation, is why I call deeds a beginner's trap.
